PriceLabs vs Wheelhouse vs Beyond: Airbnb Pricing Tools

All three set your nightly rates automatically from local demand and push them to Airbnb, Vrbo or your property management system. The biggest practical difference is how they charge: a flat fee per listing, a percentage of revenue, or a fee only when you get a booking.

Updated 2026-10-20 · Independent guide · How we pick tools

The short answer

  • Pick PriceLabs if you like to tune the rules yourself. It has a 30-day free trial, then a flat monthly fee per listing with no commission.
  • Pick Wheelhouse if you want to choose how you pay: Pro Flat is $19.99 a listing a month, or Pro Flex is 1% of revenue with a $2.99 monthly minimum. You can link listings and try it free.
  • Pick Beyond if you want no up-front cost. Beyond says you only pay for its pricing tool when bookings are made, with no onboarding fees.

Flat fee or percentage: do the maths

Take one listing that earns $3,000 a month in peak season. Wheelhouse Pro Flex at 1% costs $30 that month; Pro Flat costs $19.99 whatever happens. In a slow month earning $800, Flex costs $8. A percentage model is kinder in the off-season and dearer in the busy one. Run your own last 12 months of revenue through each model before you decide.

What to check before you switch

  1. Your channel or PMS. Make sure the tool syncs rates with the system you actually use (Airbnb directly, or Guesty, Hostaway and similar).
  2. Minimum stays and gap nights. Good pricing tools also adjust minimum stays and fill orphan nights. Check how much control you get.
  3. Your comp set. Look at which nearby listings the tool compares you with. A loft downtown should not be priced against a lake cottage.
  4. Override rules. You need a floor price you never go below, and fixed rates for dates you know about.

Run them side by side

All three let you connect listings and look at recommended rates before you commit. Connect the same listing to two tools for a week, compare the suggested rates for the next 90 days with what you would have charged, and pick the one whose logic you trust. Then read our guide to Airbnb dynamic pricing tools or browse Revenue Management & Pricing for hotel options.
